The city of Denver is on the brink of transforming the Cole neighborhood with the long-anticipated redevelopment of the Rock Drill complex. A revitalization project that had stalled for years is finally set to move forward, promising to bring new housing, commercial spaces, and enhanced community facilities to the area. The redevelopment initiative aims to make the most of the 6.7-acre property, which has a significant industrial history as the former site of the Denver Rock Drill Manufacturing Company. The plan includes up to 800 residential units, 60,000 square feet of office space, and 150,000 square feet dedicated to retail, alongside hotel accommodations. Importantly, developers pledged that 10 percent of the housing will be affordable, ensuring that some locals can benefit from the new developments.

The city has estimated that around $39 million will be recouped through TIF reimbursement to assist with environmental remediation and historic upgrades.
